Guide to Buying an Apartment

Owing a house is a dream that is commonly dreamt by many. Most of these people save every penny of their income just to fulfil this dream. Exactly this is what my cousin did. She was looking for this golden opportunity since she was in her college. There had been several ups and downs in her life whenever she thought of investing in a new apartment. However, things changed for good and finally she planned to buy a home. Just a month back, she booked a 3 BHK flat in South Kolkata, but initially she faced some issues, because she wasn’t aware of the pros and cons of buying a flat. Soon she was introduced to a guide, by me, on home buying tips before she took her first step.

It has been observed that people prefer to move out from their native places and ancestral homes to buy modern apartments. As buying a fresh new apartment has become a necessity in this era of nuclear families, it is important to be cautious while buying a new house. There are several things to know of before indulging in a big investment like this. Coming back to my cousin’s problem, I asked her to relax and take some time to think about the 3Ws (What, Where and Why) before she headed to buy her dream apartment. To be honest, the tricks which I shared with her worked tactfully. If you are in a similar situation, then you could try implementing these tricks too:

Do a Proper Research

Your first step starts with a proper research work on some upcoming residential properties. Know what kind of property you are looking for and then move ahead accordingly. Check, whether the developer is a reputed one in the market or not and how profitable it would be to buy the property. Do not forget to check the builder’s past history, so that you can decide upon the standard and quality to expect.

Check the Property Location

Before she booked her 2 BHK flat in South Kolkata, I repeatedly asked my cousin to check the location because this is one of the most important factors of all. Check if the property is close to hospitals, schools, shopping malls, office areas and restaurants. Do not forget to check the property’s neighbourhood. For example, if it is located on the main road, it is obvious that the area will be polluted with noise and dust, thereby, affecting your lifestyle. So, always choose your property based on a favourable location.

Check the Security Measures

As a homebuyer, your security concerns are a MUST. Consider the security measures and services of the property you are buying. Check, if the building and the complex has CCTV cameras installed and security guards posted there. Make sure, all the door and window locks are new and you have the right keys in your hand. Note that the emergency alarms and lifesavers are in proper use.

Do a Proper Research on Price

When it comes to property price, a thorough survey must be done. First be clear with the price range you would like to stick to and then proceed with the next step. Keep researching. Check with the different developers and delve in the property sites and find their quotations. Look for the one that suits your budget and then accordingly take your decision.
