Understanding Carpet, Built-up & Super Built-up Area

There are several ways to calculate and interpret this area – this can have a significant impact on the actual size you get as well as the total price of the house. Carpet area

As the name suggests, this refers to the area that can be covered by spreading a carpet inside the house. In other words, it is the net usable area of the house. The thickness of the internal wall is included, but the balcony and terrace is excluded. The RERA (Real Estate Regulation and Development) Act guidelines have made it mandatory for developers to reveal the exact carpet area of any dwelling unit. This determines the actual cost of the house. 

Built-up area

This is another common terminology used frequently in this sector. It refers to the comprehensive area that is derived as the sum of the carpet area and the thickness of the inner walls in a house. The area covered by the balcony or terrace is also included in this calculation. Usually, 70% of the built-up area is the carpet area. Conversely, adding 20-30% to the carpet area gives you the built-up area. For instance, if the built-up area is 1,200 sq ft, it implies around 30% is not usable. So what you actually get is the remaining carpet area of approximately 840 sq. ft. 

Super built-up area

The sum of the built-up area and the space occupied by the common areas like the lobby, staircase, elevators, clubhouse, etc. constitute the super built-up area. The builder charges you on the basis of this area, and it is commonly referred to as the “saleable area”. Remember, the higher the ratio of carpet area to the super built-up area, the more space you get inside your flat!
